Southeast Venture welcomes Harrison as marketing coordinator

kaylen-harrisonNashville-based commercial real estate and design firm Southeast Venture has added Kaylen Harrison as its first ever full-time marketing coordinator.

Harrison (pictured) will work with Southeast Venture’s brokerage, design, development and property management team to expand the company’s presence in Nashville community, according to a release.

A University of Kentucky graduate, Harrison has held previous roles as a digital media specialist, marketing administrator and independent website manager. She has experience in lead generation, social media campaigns and the design and development of marketing tools and campaigns.

“We are lucky to have found someone with the wealth of knowledge and experience that Kaylen has demonstrated,” Todd Alexander, principal at Southeast Venture, said in the release. “Our company has grown to a place where we need in-house marketing support, and we are confident that Kaylen is the right person to handle this feat.”

We’ve promoted Tarek El Gammal to Principal and Jon Petty to Director of Retail Services

 Tarek El GammalTarek has been with Southeast Venture since 2010, when he joined as a broker to lead the firm’s multifamily investment sales, advisory and development activities. In 2013, he was promoted to associate.

 Tarek has worked with a variety of clients on sales and leasing transactions valued at over $140 million representing over 1.5 million square feet of commercial space. In 2013, he took a leadership role in the firm’s involvement of 12South Flats, the highly regarded mixed-use development co-developed by H.G. Hill Realty Company and Southeast Venture in the vibrant 12South neighborhood.

Before joining Southeast Venture, he served as managing member for Queen Square Group, LLC, where he provided consulting services to regional development firms. He also worked as vice president at The Tuckerman Group/SSgA, where he participated in the financing of more than $1 billion of commercial properties throughout the U.S.

 Jon PettyJon has been a member of Southeast Venture’s brokerage team since 2007, earning his Certified Commercial Investment Member (CCIM) designation in 2012. In 2013 the Nashville Business Journal recognized Petty as one of the top-performing CRE brokers in the Nashville area by naming him a 2013 Heavy Hitter in Commercial Real Estate. He is also an active member in the International Council of Shopping Centers (ICSC), serving as President of the Next Generation Program for Tennessee and a five-year member of the planning committee for the Tennessee/Kentucky Idea Exchange.

 Jon specializes in the representation of retail tenants with site selection, lease negotiation and project management, as well as landlords and owners of retail property and projects throughout Tennessee. In 2012 and 2013, he brokered a total of 90 deals. He has also been an integral part in finding locations for new restaurant ventures that are tapping into Nashville’s growing foodie scene. Petty’s clients include Community Hospitality, owned by Miranda Whitcomb Pontes and Jim Lewis, who are planning to open celebrated Prima this month at Terrazo in the Gulch, in addition to New York City-based City Winery, who recently opened a 31,000 square-foot wine and entertainment venue in SoBro.

 Jon graduated from the University of Tennessee, Knoxville. He is a member of the International Council of Shopping Centers (ICSC) and the National Association of Industrial and Office Properties (NAIOP), and serves on the board of directors for the Certified Commercial Investment Member (CCIM) Middle Tennessee Chapter.

Southeast Venture Rises in Nashville Business Journal’s Book of Lists

Once a year, the Nashville Business Journal recognizes Nashville’s top commercial real estate companies in its much-read Book of Lists. The latest list, released a little over a month ago, makes it clear how much our firm has grown in the past year. In 2014, Southeast Venture is ranked as the #4 CRE firm by sales volume (up six places from last year) and the #8 CRE firm by lease volume (up seven places from 2013).

We wanted to take a moment here to commemorate some of the major sales and leases that contributed to this big jump in rankings.

In March 2013, the Viera Cool Springs multifamily property sold for $44 million to Viera Holdings, LLC. Southeast Venture Broker Tarek El Gammel represented the buyer and was assisted by Southeast Venture Broker Ashley Bishop.

Also in 2013, HealthSpring’s MetroCenter campus sold for $36.4 million to out-of-state investor, Griffin Capital Corporation. Southeast Venture Principal Cam Sorenson attracted the interest of several U.S. and global investors for the Southeast Venture developed property before it ultimately sold to Griffin.

  • $57 million sale of the Lakes of Bellevue, and the $16 million sale of Marina Point in Chattanooga, both brokered by Tarek
  • MTSU’s $11.1 million purchase of MTMC’s old hospital campus, brokered by Southeast Venture Principal Axson West
  • Department of Children’s Services deal for the Plaza I building in MetroCenter, 2013’s largest lease, brokered by Principle Todd Alexander and Broker Jimmy Pickel

Take a moment and welcome JC to Southeast Venture’s team

Have you heard? JC Darby has joined Southeast Venture as a broker. He will focus on office tenant representation.

JC DarbyMost recently, JC worked as a construction management assistant for The Beach Company, a commercial real estate firm based in Charleston, South Carolina, where he assisted in the construction of multiple projects in South Carolina and Georgia. He started at The Beach Company as a leasing consultant and participated in the leasing of a new multifamily property in Mount Pleasant, South Carolina.

JC graduated from the University of South Carolina with a bachelor’s degree in hospitality business management. While in college, he held multiple leadership roles, including serving as a founding member of the University of South Carolina’s Student Advisory Board. He also earned his MBA from The Citadel Graduate College.

We’re glad that JC has made the move from Charleston to Nashville to join our team of brokers. JC’s diverse background in both construction and management will help him to hit the ground running. We welcome him to our team.

Southeast Venture Purchases Property at Eighth and Division

We’re planning for a long-term investment in the growing East Gulch community

8th and DivisionWe closed yesterday on a 20,000-square-foot building at 714 8th Ave. S., which sits at the northeast corner of the Eighth Ave. and Division St. intersection. Located in a growing area recently coined “Gulch East,” the one-story building sits on 1.26 acres and has 63 parking spaces. The property was purchased for $4.25 million.

We see a lot of potential in this area of Nashville. The Music City Center has already kick-started hotel, restaurant and retail development. This will only intensify next year, when the city plans to extend Division Street over the CSX railroad tracks, which will connect two rapidly developing parts of town: the Gulch East area and lower SoBro.

As the city’s proposal for this project notes, this new connection will provide opportunities for infill development and connections between Music Row, Vanderbilt, Belmont, Midtown and the Gulch with the Lafayette neighborhood, Fulton Campus, Howard Office Building and Rolling Mill Hill. We’re excited to be a part of this growing neighborhood and expect to have a long-term partnership with the area.

Tarek El Gammal represented Southeast Venture in the contracted sale. The seller, AWC Partners, worked directly with Southeast Venture without a broker.

There are a lot of opportunities for commercial and residential growth in this area as businesses and people continue to seek opportunities close to Nashville’s city center. This section of town is still developing its identity and neighborhood feel—we look forward to being a part of that transformation.

Nashville Rescue Mission beautification project complete

Mission celebrates 60th anniversary

On May 22, the Nashville Rescue Mission celebrated its 60th anniversary and showed off its new landscaping and parking lot.

As we detailed in March, the Nashville Rescue Mission underwent a beautification project that included the addition of a rain garden, raised planters, more than 50 new trees, an outdoor recreational area, increased parking and a redesigned, improved entrance into the parking lot, as well as into the building.

Axson named NAIOP’s 2014 Outstanding Nashville Member

The Nashville chapter of the National Association of Industrial and Office Properties (NAIOP) has honored Southeast Venture Principal Axson West with its 2014 Outstanding Member Award. The award was announced at NAIOP’s Annual Awards Gala February 25, 2014.

AxsonThe award honors one commercial real estate professional for his or her valued contribution and commitment to the industry. The selection committee, made up of NAIOP’s board of directors and past presidents, takes into consideration the individual’s leadership, NAIOP involvement, years as a NAIOP member and community involvement.

Since 1980, Axson has been involved in all aspects of the commercial real estate brokerage business, including office and industrial leasing, as well as improved property sales. His primary focus is land sales and site selection. Axson joined Southeast Venture in 1988 and, along with the other partners, directed the transformation of Southeast Venture from being an owner-developer in the late 1980’s to the full service brokerage and design services firm that is today.

Most recently, Axson represented the National HealthCare Corporation (NHC) in acquiring sites in Gallatin and Bellevue. He also sold the old Middle Tennessee Medical Center’s (MTMC) hospital campus in Murfreesboro, Tenn. to Middle Tennessee State University (MTSU), and sold the Tennessee Baptist Convention property as the corner of Franklin Road and Maryland Way to H.G. Hill Realty Company.

Axson is a board member and president elect of the Economic Club of Nashville and past president of CCIM of Middle Tennessee and NAIOP. Additionally, he is a board member of Liberty Collegiate Academy, a charter school serving the East Nashville community. A Memphis, Tenn. native, Axson graduated from Vanderbilt University in 1977.
