H.G. Hill Realty & Southeast Venture’s 12South Flats Retail Space Almost Fully Leased

Pre-leasing for residential units begins May 15, 2013

Retail space in 12South Flats, the mixed-use development project by H.G. Hill Realty Company and Southeast Venture in the 12 South neighborhood, is 85 percent leased, well ahead of the property’s late summer construction completion date.

New retailers investing in the area include:

Josephine logoJosephine: An original restaurant concept from current neighborhood proprietor Miranda Whitcomb Pontes that will highlight old school cooking techniques, emphasize proteins and utilize relationships that Pontes has with her current vendors at Burger Up. Josephine will occupy 3,163 square feet in the end cap of the development closest to the 12 South Taproom & Grill.

Emerson Grace: A high-end clothing store that will be unique to Nashville, Emerson Grace is a new concept developed by the owners of Therapy Pasadena, which has multiple locations in Pasadena, Calif. and Portland, Ore. The store will inhabit 2,529 square feet of space in the northern portion of the development.

Jeni's logoJeni’s Splendid Ice Cream: One of Nashvillians favorite spots for a cold treat, Jeni’s Splendid Ice Cream will open its second Nashville location in 1,531 square feet next to Josephine.

Cadeau logoCadeau Gifts: A place to shop for unique gifts, home décor and furnishings, Cadeau Gifts is owned by Frannie Preston Daughrity and Catherine Rector. They currently operate one location in Columbia, Tenn. and will lease 1,083 square feet for their new Nashville location.

“These retailers were attracted to 12South Flats because of its pedestrian friendly nature. Additionally, the growth of the area over the last decade, its unique neighborhood environment and convenient location, all combine to make 12South Flats an ideal new retail space in Nashville,” said Tarek El Gammal, broker for Southeast Venture.

El Gammal and Greg Coleman are the brokers leading 12South Flats’ leasing activities. Nashville residents can expect these new retailers to begin opening their doors in fall of this year.

H.G. Hill Realty Company and Southeast Venture also announced today that pre-leasing for the residential units of 12South Flats will begin May 15. There are 82 one bedroom and eight two bedroom apartments that are available to rent. Interested parties can learn more at www.12southflats.com.

H.G. Hill Realty and Southeast Venture Plant Trees Along 12 South Corridor

Partnership with Metro Government will enhance the community feel of the neighborhood

H.G. Hill Realty Company, LLC and Southeast Venture, LLC, in partnership with Metro Public Works and Metro Parks and Recreation, announced today the 12 South Tree Planting Project, an initiative to replace damaged and dying trees along the 12 South business corridor.

treesThe plan, put together by Hawkins Partners, Inc. Landscape Architects, includes planting 10 new trees and pruning, fertilizing and removing dead limbs from all existing street trees to enhance their appearance and longevity in order to make a more consistent street tree palette. H.G. Hill Realty and Southeast Venture are covering the $8,500 cost of this project.

This is the second community project for Metro Horticulturist Jennifer Smith, who manages the new Landscape Coordination Program housed in Metro Public Works.

“The new trees will enhance the community feel of the 12 South business district. A healthy urban forest attracts shoppers and visitors, and sends a positive message about the surrounding shops and restaurants,” said Smith. “These trees will need important, ongoing care that will be provided by Metro and the non-profit tree organization, SoundForest, which already planted many trees in this area, most notably the addition of 125 trees in Sevier Park.”

Cherry, Oak and Zelkova trees with mechanical damage, suckers, uneven canopy and nutrient deficiency will be pruned or replaced. Mulching to aid in moisture retention, weed reduction and minimize mechanical damage will also be applied.

“About 10 years ago, the city made significant streetscape improvements to 12th Avenue South and planted a lot of trees. Over the years many of those trees have been damaged for one reason or another,” said Wood Caldwell, principal at Southeast Venture. “We’re excited to be partnering with the city of Nashville and its new horticulturist to invest in these trees to improve and maintain the quality of the 12 South community.”

In June, H.G. Hill Realty and Southeast Venture broke ground on 12 South Flats, a mixed-use development in the 12 South neighborhood comprised of 82 one bedroom and eight two bedroom apartments and contains 9,870 square feet of retail floor. The project also includes a 98-space below grade parking garage for residents and 48 surface spaces for retail patrons.

The development, which is being executed through a joint venture between H.G. Hill Realty and Southeast Venture, is slated for completion by the late summer of 2013.

Work on the tree planting is expected to begin after the holidays when back-to-back rainy seasons make it ideal for planting.

H.G. Hill Realty Company & Southeast Venture Purchase Additional Land for 12 South Lofts Project

Development to bring high-end apartments, retail to 12 South neighborhood

12 South PerspectiveH.G. Hill Realty Company and Southeast Venture have purchased two additional sites totaling 0.4 acres for use with the planned retail/multi-family building in the 12 South neighborhood.

The additional land immediately north of the original 0.8-acre site at 2310 12th Ave. S. will give the project a total of 1.2 acres. The building will be a mixed use development comprised of 90 luxury rental apartments and 9,800-square-feet ground floor retail. The apartments will consist of primarily one-bedroom units.

Located next to 12 South Taproom and Grill, the project includes a 98-space below grade parking garage for residents, and 48 surface spaces for retail patrons. The development will be executed through a joint venture between H.G. Hill Realty Company and Southeast Venture. Southeast Venture’s architectural and interiors department will be carrying out the building’s design.

12 South SiteWork on the project is expected to start in mid April, with completion set for the summer of 2013. We look forward to working with H.G. Hill Realty on the development of this property, and hope to create a building for the residents of the 12 South neighborhood that’s unique and true to the area.

H.G. Hill Realty & Southeast Venture to Build Mixed Use Building in 12 South Neighborhood

The multi-family and retail project will be developed through a joint venture between the two local commercial real estate firms

We are pleased to announce today that H.G. Hill Realty Company and Southeast Venture have purchased 0.82 acres in the 12 South neighborhood from Middle Tennessee Roofing Co., Inc., and plan to design, develop and lease a mixed use, retail, multi-family building on the site at 2310 12th Ave. S.

Located next to 12 South Taproom and Grill, the new building will be a mixed use development comprised of 67 luxury rental apartments and 4,200-square-feet ground floor retail.

The addition of high-end apartments and retail space will fill a much-needed niche in the 12 South neighborhood. We expect construction to begin on the project in April 2012, with units being ready for occupancy in spring 2013.

Welcome Michael Finucane and Todd Alexander to our Ownership Team

We are happy to announce the addition of Michael Finucane and Todd Alexander to the Southeast Venture management team.

Adding Michael and Todd has been 3.5 years in the making, and is only the 3rd time in 30 years that we’ve added partners.

The last time was 14 years ago when a merger with Metro Center, Inc. brought in Randy Parham. Michael and Todd join Randy, Paul Plummer, Cam Sorenson and Axson West in leading our company.

It’s only fitting that this announcement comes as we celebrate our 30th anniversary.

Michael and Todd both joined Southeast Venture as brokers, Michael in 1997 and Todd in 1999. Integral to the growth of our brokerage arm, both have been involved in all aspects of the Southeast Venture’s commercial real estate brokerage services, including land sales, landlord representation, tenant relocation, site acquisition, office and medical office representation, industrial leasing and improved property sales.

When we brought Michael aboard, he was one of only two brokers outside the principals. Now we have 11 brokers. Michael and Todd have been key to the growth we’ve enjoyed in brokerage services. It will be their goal and task to continue that trend, as well as to help our leadership team plan the firm’s future.

From the beginning Todd and Michael were team players; they showed leadership and were willing to put the interests of the firm ahead of their own, if necessary. We feel very fortunate that they are now partners at Southeast Venture and look forward to their continued leadership.

Michael joined Southeast Venture from the Trammell Crow Company where he worked in property management managing their industrial portfolio.

He concentrates primarily as a tenant representative broker in office and industrial transactions and recently closed on two industrial transactions totaling 761,400-square-feet.

He has represented such clients as H.G Hill Realty, Duke Realty, Griffin Technology, Inc., Franklin American Mortgage, Digital Reasoning, Essex Technology Group, Thompson Caterpillar, Kemberton Healthcare and Cumberland Consulting Group.

Todd was promoted to director of brokerage services in 2009. He works primarily in landlord and tenant representation.

He is currently responsible for leasing over 525,000-square-feet of office product and over 60 acres of commercial property in the greater Nashville market – as well as representing Southeast Venture in the development of a 98,000-square-foot office building for HealthSpring located in MetroCenter.

He has represented such clients as Behringer Harvard, USAA Real Estate Company, Northwestern Investment Management, IPC US REIT, SunTrust Bank, Saint Thomas Hospital, Sonic Automotive, Inc., Avis, Inc. and Sony, Inc.

He was a co-recipient of the 2005 NAIOP Office Lease of the Year, and recipient of the Commercial Awards of Excellence Horizon Award for 2001. He is a chair of the MetroCenter Advisory Committee of Chamber North, the North Nashville advisory council of the Nashville Area Chamber of Commerce.
